Houses in the Dallas–Fort Worth Metroplex don't fail randomly. Between the clay soil that swells and shrinks with every drought and downpour, summers that sit over 100°F for weeks, and some of the hardest water in the state, our homes wear out along a fairly predictable path. The good news is that predictable problems are catchable — if you actually go looking twice a year.
Start outside. Walk the perimeter and look at the caulk lines around every window and door. In this climate, exterior caulk is usually the first thing to fail, and once it splits you're letting water and hot air straight into the wall cavity. Check the fence posts at ground level, look for boards that have cupped or pulled loose, and note any spot where soil has pulled away from the foundation — that gap is a sign the clay is moving and it's worth watering the foundation evenly during dry spells.
Inside, start with water. Open the cabinet under every sink and put your hand on the supply lines and the shut-off valves. A valve that's crusted white is telling you hard water has been weeping past the packing for a while. Look for a ring or a soft spot on the cabinet floor. Run the tub and shower and watch how fast they drain. Then find your water heater: if it's over eight years old, look for rust at the fittings and a puddle or stain under the tank. A water heater almost always warns you before it fails outright.
Then do the boring list, because the boring list is what actually protects the house. Test every smoke and CO detector. Replace HVAC filters — in Texas that's every 60 to 90 days, not annually. Clear the condensate drain line on your AC, because a clogged one will back up into a ceiling and turn a five-dollar problem into a drywall repair. Reverse your ceiling fans seasonally. Re-caulk the tub and shower surrounds if the bead has cracked or darkened.
Finally, write down everything you found but didn't fix. That list is worth more than it looks — batching eight small repairs into one visit costs dramatically less than calling someone out eight separate times. That's exactly how we price maintenance visits: by the trip, not by the nail.
